STEP 1: REVIEW THE 12 STEPS TO LEASING YOUR NEW HOME. We require that ALL TENANTS take the time to review every step, to determine if they match your needs, prior to proceeding with signing the agreement and paying the Retainer Fee.
STEP 2: Exclusive Tenant Brokerage Agreement:
The Georgia Real Estate Commission (GREC) & Elegance Realty's Company Policy require that all clients sign an Exclusive Tenant Brokerage Agreement prior to any of our Agents showing any properties.
This is a standard GAR (Georgia Association of Realtors) Contract, establishing the Tenant/Broker Agency relationship and who is being represented in all transactions, which protects both parties.
Q: Why must I sign an Exclusive Tenant Brokerage Agreement?
A: When you have an ETBA (Exclusive Tenant Brokerage Agent) on your side, you can rest assured that your Agent works solely for you, representing your best interest and avoiding conflicts of interest that are inherent in traditional real estate transactions. This unique relationship built on trust and commitment means that Tenant nets the best possible outcome. As your advocate, an ETBA works solely on your side of the transaction. You can put your trust in an ETBA. An ETBA will advise you on deal-breakers as well as positives. In most States, this is something a non-ETBA Realtor isn't required to do. Only when you have complete disclosure (the kind you get from an ETBA), will you be satisfied that your lease is the right one for you.
Submit your Exclusive Tenant Brokerage Agreement:
STEP 3: Upfront Retainer Fee: $100
The following clients or customers will be required to remit a $100 Retainer Fee:
(Refundable, with exceptions listed on Brokerage Agreement.)
STEP 4: New Renter Questionnaire: Fill out this Questionnaire in order for us to begin to assist you in locating your ideal property, we will need information about where you want to live, what you are seeking in a rental property, and whether you have any rental qualification challenges. We will send you properties based on the answers to your New Renter Questionnaire, so be as specific as possible.
STEP 5: Schedule Consultation: Upon Tenant's review of the Guidelines in Step 1, and Agent's review of your responses to the Questionnaire in Step 2, it will be mutually beneficial to further discuss your needs and determine whether we are able to assist you further.
